Wow, when I was on Waverly a couple of weeks ago I thought someone was working on this house. Maybe they were just cleaning out what was left. The graffiti was not there. Looks like the meter has been pulled too.
Here is another oportunity in disguise. Some thoughts. I can’t quite make out from the picture whether or not that is “asphalt siding”, but it seems to be in the way it wraps around the corners. Asphalt (like roofing shingles) and Asbestos (really cement with asbestos fibers mixed in) were precursors to aluminum and vinyl for a cheap cover up. Given the style of the house, I would expect to find clapboards underneath. As with modern, cheap, vinyl jobs the original siding was rarely removed. That is what gives houses with a quick & dirty vinyl siding jobs the look of windows “sunken in”. Scraping the old clapboard is fairly labor intensive and would probably have to be DIY.
The missing windows are meaningless. You have to anticipate replacing all of the windows in one of these houses anyway. What is left look like bad replacements. Once you get the hang of it, installing replacement sash takes about 20 minutes per window. Atlantic Window on North Main will sell you the replacements for about $100.00 each. Not the best, but not bad. About 50% more might get you a better window at HD or Lowes. I wouldn’t let myself get sold Harvey windows. They are marginally better, but the price includes a free trip to the Carribean for the window installer after he sells enough windows.
The trashed interior? Well, you are going to have to blow it out anyway. The economics of saving the interior (unless it is High Victorian) just don’t work out. Replacement is too cheap and a lot of dough is saved on insulating, plumbing and electrical work.
If it could be acquired cheaply enough, the abutting lot presents all sorts of possibilities.

I notice that it has had some paint since the Google picture and that it has a “for sale” sign on it.
For all of this, in a down market, you have to believe that prices have hit bottom and there is reason for them to rise. Else, you could end up with the most expensive house in the neighborhood.

I notice from the photos that neighbors are using the vacant lot next to 45 for parking and that nothing has been done to update the wiring in #46, so it is a fire waiting to happen. there has been a “small buck” improvement to heating system, maybe that willcut down on the electric heaters and the fires they bring.
Another comment, that cement skirt at the front of #45 indicates that at one time it had water in the basement and that is an attempt to create run off. This is not unusal in houses of this age, the foundation is brick over rubble with the brick beginning at ground level. Rubble foundations are, like the Giant Rat of Sumatra, a story for which the world is not yet prepared.
